Sphinx Capital has updated its lending guidelines for Q1 2026 to support real estate investors and sponsors facing current market liquidity challenges. With a focus on providing alternatives to traditional bank financing, the firm is actively reviewing applications for commercial bridge, residential construction, and DSCR (Debt Service Coverage Ratio) loans.

Important Notice: These programs are designed exclusively for business-purpose loans on investment properties (Non-Owner Occupied). They are not available for personal, primary residence financing.


Market Positioning

In response to tightening standards at traditional financial institutions, where leverage is often capped at 60-65%, Sphinx Capital offers higher leverage options for qualified borrowers. The firm targets a closing timeline of 10 to 21 days, catering to sponsors who require rapid execution to secure acquisitions.

  • Target Markets: Nationwide in Tier 1-3 markets (Excluding NV, VT, ND, & SD).
  • Total Capital Target: The firm aims to deploy an additional $100M in Q1 2026.
