The Fund’s main investment strategy focuses on directly originating first deeds of trust or mortgage loans for middle-market, value-add, and transitional properties across the United States, particularly in California and underserved residential markets in the Southwestern secondary and tertiary regions.
A typical loan would provide borrowers with debt financing equal to (i) 80% of either the purchase price or the current fair market value of the real property securing the loan, whichever is lower, or (ii) 65% of the property’s value after repairs or construction is completed (not exceeding 80% of loan-to-cost) for value-add or transitional properties.
Given the significant gap between supply and demand, Paradyme anticipates strong residential construction across all segments, especially in the middle market. This trend is expected to drive increased demand for financing. However, institutional lending has become more challenging to secure due to the high number of homeowners and other borrowers seeking debt relief, along with concerns about rising bad debt.
